The core formula

DSCR = Gross monthly rental income ÷ monthly debt service

Debt service in many investment conversations means PITIA:

  • Association dues (HOA), when applicable

Example: long-term rental duplex

Assume an investor is underwriting a duplex as a business-purpose investment (not a primary residence).

Income inputs (illustrative only):

  • Unit A market rent: $1,650
  • Unit B market rent: $1,600
  • Combined gross rent: $3,250

Debt service inputs (illustrative only):

  • Principal & interest: $2,100
  • Taxes (monthly): $350
  • Insurance (monthly): $180
  • HOA: $0
  • Total PITIA: $2,630

DSCR = 3,250 ÷ 2,630 ≈ 1.24x

A 1.24x ratio means gross rent covers debt service with about 24% cushion before vacancy, utilities you pay, maintenance, and management. Whether that is “enough” depends entirely on the capital source’s guidelines and how they treat income.

Example: stressing the same deal

Now apply a 5% vacancy factor to rents:

  • Stressed income: 3,250 × 0.95 = $3,087.50
  • Stressed DSCR: 3,087.50 ÷ 2,630 ≈ 1.17x

Or raise insurance by $40/month after a quote:

  • New PITIA: $2,670
  • DSCR at full rent: 3,250 ÷ 2,670 ≈ 1.22x
