Long-Term Rental DSCR Loan Guide

A long-term rental DSCR loan is the property-income path built around a conventional lease—typically twelve months—rather than a short-term rental forecast. If the tenant is already in place, the file can be a lease, a 1007 rent schedule, taxes, insurance, and the usual credit and reserve stack. If you are comparing that to an Airbnb projection with seasonality, platform fees, and a municipal registration risk, the long-term rental is usually the simpler story.

What a Long-Term Rental DSCR Loan Uses as Income

Income on an LTR file is almost always one of these, or the lower of them:

  1. In-place lease rent. A signed lease with a start date, end date, monthly rent, and tenant names. A remaining term of several months is stronger than a lease that expires before the first payment.
  2. Market rent from the appraisal. The comparable rent schedule (Form 1007 on a one-unit) supports what the house should lease for if vacant or if the current lease is below market.
  3. A haircut when the two disagree. Some programs take the lower of lease or market. Some allow market with a vacancy factor. Some will not “mark to market” a deeply discounted family tenant.

You do not need twelve months of Airbnb statements. You also should not invent a lease. A lease to your own LLC, a lease that starts after closing with a tenant who has not seen the house, or a rent figure that is $400 above every comp will get tested.

HUD Fair Market Rents published for Housing Choice Voucher programs are a public benchmark for area rents, not an appraisal of your house. They are useful as a sanity check when a listing claims a number no voucher or advertised lease in the ZIP can support. They do not replace the 1007.

When a 12-Month Lease Is the Simpler Path

Choose the LTR lane when any of these are true:

  • The house is already leased to an unrelated tenant at a rent the comps can defend.
  • The municipality restricts short-term rentals, or HOA rules ban them.
  • You do not want to operate hospitality (cleaning, dynamic pricing, reviews).
  • Your STR projections only work at peak season.
  • You are a first-time investor on a 1–4 unit. LTR operations are simpler to explain than a professional STR. Five-to-eight-unit buildings, if they appear in a DSCR conversation at all, typically expect experienced investors and often exclude STR entirely—do not treat a first LTR duplex as a stepping stone that automatically unlocks 5–8 unit financing.

The mid-term (30–90 day) file sits in between. It can be documented like a lease if the agreement is real, or it can be treated like a soft STR if it is really a string of bookings. Mid-term rental DSCR is the closer article for that hybrid.

A strong STR can still show a higher gross number. After fees, furniture, and a 60% occupancy stress, the DSCR can land below a boring 12-month lease on the same house. Investors who “need STR to make the ratio” are telling you the purchase price is the problem.

What Still Has to Be in the LTR File

A lease does not erase the rest of DSCR loan requirements:

  • Down payment and LTV consistent with credit and the ratio.
  • Landlord insurance that matches the actual use (LTR is not a short-term endorsement).
  • Taxes without a homestead exemption you will lose at closing.
  • HOA dues inside PITIA when they exist.
  • Reserves. Months of PITIA still get stacked.
  • Entity docs if you vest in an LLC.

Vacant LTR purchases can still close on 1007 market rent when the house is rent-ready. They are not as clean as an occupied lease, but they are cleaner than a vacant STR that needs furniture and a listing history. Vacant property DSCR covers that edge.

Operating the Property After Closing

Underwriting assumes a landlord, not a guest-house host. After closing:

  • Place the lease, security deposit, and lead-based paint disclosures in the entity’s records.
  • Collect rent to the entity account that will pay PITIA.
  • Do not convert to STR the week after closing if the loan, insurance, or HOA was priced as LTR. That is how claims and covenant issues start.
  • If you later refinance from LTR to a higher STR income story, expect a new evidence stack—not an automatic mark-up.

Frequently Asked Questions

Can I qualify a long-term rental DSCR loan if the house is vacant?

Often yes, using appraisal market rent, if the property can be leased as-is. Programs vary on vacancy haircuts. A house that still needs major systems or is not habitable is not an LTR income story—and this site does not pitch construction financing.

Is a six-month lease enough?

Sometimes. A twelve-month term is the easier narrative. A shorter remaining term may push the reviewer toward market rent, a larger vacancy factor, or a request for a renewal. Bring the lease and the 1007; do not assume the short term is fatal or irrelevant.

Will a Section 8 or housing-authority lease work for DSCR?

A documented, paying lease can be strong income because it is contractual. The file still needs market-rent support and property condition that meets the program. Housing-authority payment portions should be clear on the lease or HAP contract so the underwriter can see who pays what.

Can I switch the property to Airbnb after a long-term rental DSCR close?

Insurance, HOA, and local rules may say no even if the note does not mention Airbnb. Some programs also have occupancy or use representations. Treat a use change as a new risk review, not a silent upgrade.

Is an LTR DSCR loan available on a 6-unit building?

Five-to-eight-unit DSCR-style products, when offered, typically require an experienced investor and often exclude short-term rental. They are not a first-timer path. Many 5+ unit files are commercial underwriting instead. Ask which box your building is actually in before you bid.
