Debt Yield vs DSCR Minimums
Commercial loan debt yield vs DSCR minimums are two different risk checks on the same NOI. DSCR asks whether income covers the payment. Debt yield asks how large that income is relative to the loan amount, ignoring the coupon. A file can pass a coverage test at a low rate and still fail a debt-yield overlay because leverage is too high. The reverse also happens: a high coupon can break DSCR while debt yield still looks fine.
There is already a standalone debt yield explainer. This article is the comparison. For the coverage-ratio side as a commercial metric, see commercial real estate DSCR. Neither ratio is a law. Minimums are overlays. They vary by capital source, property type, and day.
NOI is the shared input. If NOI is fiction, both tests are fiction. The OCC’s commercial real estate lending handbook treats CRE credit as an area where underwriting discipline matters. It does not set a statutory DSCR or debt-yield floor for private loans.
Commercial Loan Debt Yield vs DSCR Minimums on the Same File
DSCR, in commercial form, is underwritten NOI divided by annual debt service. Debt service is the payment implied by the note you are requesting: rate, amortization, and any IO period. Change the coupon or the amortizing payment, and DSCR moves even if NOI and loan amount stay put.
Debt yield is underwritten NOI divided by the loan amount. The coupon does not appear. A rate cut that “fixes” DSCR does nothing to debt yield. That is the point of the test. It stops a low-rate environment from justifying a loan that is huge relative to earnings.
A dedicated rental DSCR product on 1–4 units is a cousin, not the same test. That product often uses rent versus PITIA. Commercial DSCR uses NOI versus debt service after vacancy and operating expenses. Do not import a 1–4 DSCR overlay into a commercial term sheet and call it the same number.
When DSCR Passes and Debt Yield Fails
This is the low-rate, high-leverage pattern. NOI supports the payment at the quoted structure, so coverage clears. The loan is still large versus NOI, so debt yield is thin. The desk that cares about exit and refinance risk will stop the file even though the spreadsheet “covers.”
Sponsors sometimes answer by buying the rate down or stretching amortization. That can lift DSCR and leave debt yield unchanged. If the overlay that is failing is debt yield, those levers are the wrong levers. The right levers are more equity, a smaller loan, or more durable NOI.
IO can also mask the comparison. Interest-only DSCR uses a smaller payment. Debt yield still sees the full principal. A file that only works on IO DSCR and fails debt yield is telling you the principal is the problem.
When Debt Yield Passes and DSCR Fails
This is the high-coupon or short-amortization pattern. NOI is large versus the balance, so debt yield looks healthy. The payment is still heavy, so coverage fails. Here a longer amortization, a modest IO period, or a different coupon structure can move DSCR without changing leverage. Whether a desk will allow those changes is overlay, not entitlement.
A floating loan stressed at a cap strike can fail DSCR in underwriting while passing debt yield on the same NOI. Ask which payment they use. Stressed DSCR and actual-day-one DSCR are different tests.
A Simple Pair of Numbers
Take underwritten NOI of $240,000 and a requested loan of $2,400,000. Debt yield is 10 percent. That number does not change if the coupon changes. DSCR does. If annual debt service is $200,000, DSCR is 1.20x. If a heavier payment takes debt service to $240,000, DSCR is 1.00x and the coverage overlay may fail while debt yield is unchanged. If you instead raise the loan to $3,000,000 at the same $200,000 payment, DSCR may still look acceptable and debt yield falls to 8 percent. That is the comparison: one test watches the payment, the other watches the balance.
How to Use Both Numbers Before You Offer
Compute NOI the way a conservative desk would, not the way a listing pro forma would. Then compute:
- Debt yield at your target loan amount
- DSCR at the payment the desk is likely to underwrite, including a stressed rate if the loan floats
If debt yield is the constraint, reduce proceeds. If DSCR is the constraint, look at payment shape and whether NOI haircuts are the real issue. If both fail, the price or the cap-ex plan is wrong, not the ratio labels.
Covenants after closing can restate both tests. A loan that closes on a 1.25x idea can still have a 1.20x ongoing test and a cash-trap if you miss it. Read the covenant schedule. Originating past a minimum does not mean you can operate below it.
Do not quote a universal debt-yield or DSCR minimum. Some desks talk in the 8–12 percent debt-yield neighborhood on certain product types and coverage in a 1.20x–1.35x neighborhood. Those are illustrations of how the two tests are scaled, not promises and not statutes. Your file gets the overlay that applies to it.

Frequently Asked Questions
Why would a lender use debt yield if they already have a DSCR minimum?
Because DSCR moves when the coupon moves. Debt yield does not. Together they stop a cheap rate from justifying a loan that is too large versus earnings, and they stop a rich coupon from hiding a conservative leverage number. One ratio is a payment test. The other is a leverage-versus-earnings test.
Is a commercial DSCR minimum the same as a 1-4 rental DSCR overlay?
No. Commercial DSCR is usually NOI over debt service. A 1–4 rental DSCR product is often rent over PITIA. The acronym matches. The income definition and the expense load do not. Treat them as different products that happen to share a name.
Can I improve debt yield by buying down the interest rate?
No. Debt yield ignores the rate. A buydown can improve DSCR and cash flow. It does not change NOI divided by loan amount. If debt yield is the failing test, you need a smaller loan or more NOI, not a different coupon.
Are DSCR or debt-yield floors required by law?
No. They are capital-provider overlays and, on some agency or program paths, guide-level tests. They are not a statute you can cite to force a close. A file that “should” pass a rumor-mill minimum can still fail a desk-specific overlay. A confidential scenario is how you learn the actual box.
