Interest-rate environments change. Use public benchmarks for macro awareness (for example Fed data releases) while underwriting your specific rents and expenses (Federal Reserve data). A “refi wave” headline does not mean your fourplex clears DSCR after cash-out.

Questions to answer before you inquire

  1. What exactly improves if I refinance—payment, term, liquidity, or all three?
  2. What is my post-refinance DSCR under conservative rents?
  3. How long do I plan to hold the property (prepayment sensitivity)?
  4. Will cash-out sit as reserves or immediately fund another acquisition?
  5. Are leases, insurance, and entity docs ready for review?

When waiting may be smarter

  • Lease-up still incomplete and rents unproven
  • Major unrepaired issues that will hammer appraisal/income
  • Thin reserves with no plan to replenish
  • A refinance that only works on peak STR seasonality forever

Build a simple refinance decision sheet

On one page, capture:

  • Current payment, rate structure, and prepay features (if known)
  • Target loan amount and whether cash-out is required
  • Conservative rent and expense assumptions
  • Estimated closing costs and months to break even
  • Planned use of funds (reserves, acquisition, debt cleanup)

If you cannot explain the use of funds in one sentence, pause. Refinance for clarity beats refinance for momentum. When the sheet looks coherent, an inquiry can focus on fit instead of rebuilding your thesis from scratch.
