Appraisal, Purchase Price, and the Lower-Of Rule
On a purchase, financing partners often size to the lower of purchase price or appraised value. A bargain contract does not automatically create a bargain loan if the appraisal comes in at contract. A high contract with a low appraisal can drop proceeds below the program minimum even if you were willing to bring extra cash.
